Collett Property Management is powered by Plum Tree Realty. Collett Property Management is located in Brecksville Ohio and services most of Cuyahoga County, and northern Summit County.  We do Cleveland Property Management which includes Parma Property Management, Lakewood Property Management; and together with our team, help investors acquire or sell properties both on and off-market. We also provide full maintenance services for our PM Clients from fixing a leaky faucet to doing a complete property renovation.

We are Property Managers seeking to expand our Cleveland West Side Property Management portfolio.  All of our staff live on the west side of Cleveland or in the western suburbs of Cleveland.

We use a systems approach to property management utilizing:

  • Basic Management – We charge 10% of the rent, with a $79 minimum for the property.
  • Professional Property Management software platform provides owners and tenants with their own personalized Portal to keep track of their transactions and reports 24/7. (Buildium.)
  • Tenant Screening. All of our prospective tenants are screened via credit report, background check, evictions report, review of pay stubs, and personal interview.  Additional screening is done as necessary.  We utilize formal minimum written tenant approval standards to minimize any issues with fair housing laws. 
  • Lease-up. We advertise, promote and fill vacancies via in-house staff, the MLS and dozens of syndicated rental listing services. New tenant acquisition fee equals one month rent. Lease renewal fee is $125.
  • Online tenant payment services include Epay through the online property management platform for anyone who has a checking account in good standing.  Others can pay their rents at any 711 or CVS store, mail a money order, or use our key lock box in Independence, OH. Either way, rents are instantly and automatically posted to the owner’s online account. We do not accept cash.
  • Self-scheduling platform, allows prospective tenants to respond to any of our dozens of rental websites (Zillow, Trulia, Hotpads, Apartment, etc), to self-schedule agent attended showings at any of our listings.
  • Communication. We answer phone calls in real time, and normally return phone calls within 24 hours.
  • Service Requests. Tenants can place service requests online at the Tenant Portal giving accountability to both the tenant and management.
  • Trust. Without trust, there can not be effective management.  While our standard property management agreement is one year, if there is ever a reason why our client feels they would be better served elsewhere; we cooperate by winding down the relationship to provide a smooth transition to new management or self-management
  • License. A real estate license is required in Ohio to legally do property management. 
  • Portfolio: We maintain 100 doors in our portfolio and use a portfolio approach to property management which means you have one principal contact. We have a Leasing Agent, three assistants, and 2 licensed agents working on property acquisition and property sales.
  • Maintenance. We operate using both an in-house rehab team, and also job out work to a variety of 3rd party contractors.  Many clients come to me because they feel that their prior PM overpriced a lot of the maintenance. I try to treat your properties as if they were my own. We charge a 15% mark-up on maintenance.
  • Inspections. Regular inspections are done to comply with municipal rental registrations, Section 8 inspections, and additional inspections based upon the owner’s preference. (fee applies)
  • Compliance. Most cities in Northeaster Ohio require rental registration.  Some even require that owner’s register vacant properties. Fee for permits and registration is $25 per.
  • Utility Turn on – When properties go vacant, we often are required to do a utility turn-on.  Some utilities give a 4 hour window where someone must be there.  In some cases, it can be a 24 window.  We charge a utility turn on fee to sit and wait.
  • Evictions – Evictions are the least fun part of property management, and they can be expensive. We do not mark up attorney fees, but we will charge for the hours of professional services completing the eviction at $50 per hour
