Collett Property Management Rental Guidelines

We require tenants to pay their rent on or before the first of the month every month.  Tenants are required to keep the property clean, and promptly report maintenance issues.

Minimum Qualifications

  • All prospective tenants who are age 18 or older must fill out the rental application
  • There is an $21 application fee which includes credit check
  • Total combined verifiable gross income (before taxes) must be at least 3 times the monthly rent.  SSI is considered as income. Rent vouchers are accepted where considered a protected class.
  • Minimum time on the current job of one year is required
  • Two years continuous employment (or SSI, or other continuous source of income) is required. 
  • We require a state issued photo ID, SS# , 2 recent pay stubs, one pay stub dated December of the prior year, two utility bills in your name (phone, cable, gas or electric) showing no past due balance. One year rent payments with no late payments.
  • A security deposit equal to one month's rent is required. Tenants who do not have a credit score of at lease 600 must pay security deposit equal to 1-1/2 times rent.
  • Tenants who do not have a credit score of 575 must pay security deposit equal to 2 times rent. Credit score below 550 is not accepted.
  • Minimum time at last residence is one year. 
  • We require a favorable landlord reference for any residence you occupied in the last three years; including no nuisance police calls, rent paid on time, security deposit was returned, no excessive damage or cleaning required upon move-out.
  • Pets are not permitted in any multi-family unit. If pets are allowed there will be a pet fee of $250 and plus a monthly pet fee of $35 per pet. Service animal are welcome. Prescription must be presented at time of application if applicable.
  • No Evictions history. No dismissed evictions. No exceptions. 
  • No convictions for violent crimes, domestic abuse, child abuse, drug trafficking, contempt of court, theft, arson, vandalism, rape, assault, disorderly conduct, gun charges; or other crimes that endanger people or property over the past 7 years. Background showing repeat history of irresponsible behavior will result in decline.
  • No more than three (3) unrelated adults may occupy unit.

The Following negative factors lower the chance of acceptance:

  • Unpaid Charge-offs on your credit report. 
  • Late payments beyond 60 days (except for student loans and medical bills). Multiple late payments and recent late payments reduce likelihood of acceptance.
  • No checking account. 
  • No email account
  • Inability to pay rent on-line (requires access to computer and checking account)
  • Preference given to higher credit score, clean background check and job stability.
  • We select the most qualified candidate based upon the above factors, not necessarily the first to apply.
  • Priority is given to applicants who are able to move sooner rather than later.
  • Voucher's are welcome, provided that the CMHA (or Eden, etc) presents a competitive at or above market rate offer in a timely basis within 15 days of application. We will not hold a property open, simply because an candidate with a voucher has applied. Not all of our properties are Section 8 approved or eligible.

 

The number of occupants permitted in our units is based upon bedroom square footage, with 70 square feet required for 1st person in bedroom, and 50 additional square feet of bedroom space required per additional person.
