A Tale of Two Cities - Cleveland East Property Management vs Cleveland West Property Management

Cleveland has long been a tale of two cities where east side of Cleveland is separated from the west side of Cleveland by the Cuyahoga river.  

We find that many investors are attracted to the east side of Cleveland together with the inner ring eastern suburbs of Garfield Heights, Maple Heights, Bedford, Bedford Heights, Cleveland Heights, Warrensville Heights, Shaker Heights, Euclid and South Euclid.  

These east side locations are particularly popular with out of town investors who do not live in or know the Cleveland neighborhoods first hand.  Real Estate Investors see low property prices and high rents, and their analysis often ends there. As property managers, we find that the housing stock on the east side of Cleveland and the inner ring east side suburbs tend to be older and not well maintained. We find that the inner ring suburbs typically have higher property taxes, intrusive point of sale and rental registration requirements, and that it is more challenging to find tenants with credit scores above 600. My property management staff  have locations on the east side of Cleveland that they will not go due to safety issues and concern over high crime. Yet this is where the majority of the out of town investors want to buy rental real estate. Moreover, we do not get many phone calls from tenants living on the west side of Cleveland and trying to move to the east side of Cleveland.

As a property manager, I like to personally focus on Parma property management, Lakewood Property Management, Brookpark Property Management, Brooklyn and the west side Cleveland Zip Codes including West Park 44111, Puritas 44135, Old Brooklyn 44109 and the Memphis Fulton zip code including 44144. Certain areas of Detroit Shoreway, Tremont, and Ohio City have been restored and less challenging for property managers. We just do not find as many burned out houses on the west side of Cleveland compared to the east side of Cleveland. 

There is no place today that is free of crime, but we find that places like Parma and Lakewood are a pleasure to work in as a property management team.  Over the years,  I have lived on the west side of Cleveland including West Park (44111), Puritas (44135), Parma (44134), so I know these areas.
